Modern homes are complex systems, and even new builds often have defects that aren't obvious to the untrained eye. Most builders provide a warranty; skipping a professional inspection means you might miss the chance to have the builder fix these issues for free. Once the warranty expires, those repairs come out of your pocket.

Please ensure all utilities (water, electricity, and gas) are turned on and that we have full access to the property via keys or entry codes. If there are occupants or pets, please notify them in advance. Also, try to clear any clutter that might block access to areas like the attic, crawlspace, or electrical panels.

The on-site inspection usually takes 2 to 4 hours. You will receive a detailed report within 24 hours, though we often deliver it the same day. If you have a tight deadline, let us know and we’ll do our best to accommodate your schedule.

You don’t have to be there the whole time, but we highly encourage you to show up toward the end. This allows us to walk you through the property and explain our findings in person. If you can’t make it, no problem—we are available by phone or email to answer any questions once you’ve reviewed the report.

Please note that, per TREC rules and state law, we cannot provide investment advice (like "should I buy this house?") or offer repair quotes and services.
